Cracks in new construction

Cracks in new construction can come for two reasons.

1) Improper quality of work - material or execution.

2) Not given proper time.

1) Improper construction:- Before doing construction we have to check the quality of the material also. some of the basic things that we can check in the material are.

a) Cement:- Cement should not be six months old.

bags for material

b)  Sand:- There should not be any clay or silt in the sand.

raw material

c) Metal:- should be proper conical sold shape and size, chips are avoided.

Above are the common material problems that should be taken care of, now some precautions are taken in execution also.  In concrete proper vibration has to be done, while doing brickwork, bricks should be properly wet and one finger joint gap ( for mortar ) should be there. especially the last layer of brick and beam bottom there is no space for mortar, hence we have to keep mortar on brick and then we have to place it. and spaceless then brick thickness we have to fill concrete. even the holes felt for scaffolding has to pack with concrete mortar. Please see the images for proper understanding.

2) Not given proper time:- Now timing is the most important thing in construction. Each and every structure need sufficient time. After excavation we do p.c.c ( plain cement concrete). we have to wait for its curing period but we immediately start the footing work, which is completely wrong. We should wait for at least 48 hours so that it should gain strength. The same mistake we do with brickwork and plaster. brickwork and plaster are two different structures and both need separate shrinkage periods, brickwork takes a longer time and few shrinkage cracks are developed. therefore we have to do plaster on brickwork after the 5th or 6 the day ( till then we have to do curing ). cracks in brickwork are filled in plaster and after plaster and its curing period ( 14 days ), we can do putty work ( putty is filled in minor cracks developed in plaster ). Many times you see cracks in your new home below the slab beam, that is because you didn't give proper time for the settlement of bricks or plaster.

How to repair cracks?

The crack should be repaired in the hot / summer season only. This is because at that time cracks are bigger.  you have to wet the crack surface with a sprayer and then make mortar with a crack seal - you can your Dr. Fixit crack seal ( click to buy online ), and fill in the crack.  do curing for 2 days and then use leak spray  ( click to buy online

The quality of a house depends on the quality of the materials used and the method of construction. Sometimes, the house suffers from cracks, the cause of which is due to something that is done incorrectly, the wrong material being used or there is insufficient curing.

Cracks after construction are very common in all the construction, the most common types of cracks are Silicone Cracks, Curing and Shrinkage Cracks, Joint Cracks, and foundation and Slope or settlement cracks.

cracks in newly constructed houses. The most common cause of cracking is not the foundation problem. Cracks can occur in the walls and floor for many reasons. High humidity, high temperature, and poor structural design are the main reasons for cracks in built houses. In this post, we will explain 3 types of cracks in newly constructed houses.

When a crack is seen in new construction, it is usually the result of settling. Cracks are common in newly constructed homes. The cracks are usually caused by the settling of the home. Once the home is completed, there is nothing that can be done to stop the settlement. Cracks that appear in new construction are usually cosmetic and can be repaired by injecting epoxy into the crack. However, there are a number of reasons that a crack may appear in a new home.

1. Building cracks: What are they and why do they happen?

When it comes to construction, there are a lot of things to worry about. Construction is a dangerous process and one of the top concerns is building cracking. When cracks appear in a house, it’s easy to think that your house is unsound and that it’s about to crumble. Before you panic, it’s important to understand what a crack is and why it happens. A construction crack is just new construction, in the process of curing, becoming solid and hard. During the curing process, it’s normal for a building to develop cracks. These cracks, called “curing cracks” are often found on concrete slabs and masonry walls, and are usually a result of something called differential movement. This is when some parts of the building move more than others. The causes of this movement can include groundwater levels, soil conditions, and weather. Because of the differential movement, some parts of the building may be compressed, while others are extended. The cracks are formed as the concrete, masonry, or mortar dry and hardens. Cracks in homes and buildings can be very unsettling. You know that you did not put the crack there, but you have no idea when it appeared and what caused it to appear. It could be a lack of proper construction and the cracking of the building, or it could be a sign of something more serious like a foundation settlement. It is hard to know for sure, and this is why cracks in newly-constructed homes are something to be concerned about.

2. Foundations causes and solutions

When you are trying to build a house, it is very important to do a good job on the foundation. Getting a good foundation is a key to a strong and sturdy house. If you do not get a good foundation, your house will not last very long and will not be very safe for you and your family. Every house is built on a foundation. It is not possible to build a house without a foundation. There are a number of different types of foundations. The most common types are Slab-on-grade, Pier and beam, and Wood.

3. Walls causes and solutions

Cracks in the wall – are they a sign of poor quality or just a design feature? This problem is a frequent cause of concern for homeowners. The main cause of this problem is the introduction of moisture into the wall. In the process of building a house, the wall is not completely dried, which leads to the accumulation of moisture. This can be caused by a number of factors. Firstly, the material used in the construction. The use of brick or cement will increase the likelihood of the appearance of cracks. Brick and cement are porous materials that absorb moisture. This process accelerates the formation of cracks in the walls. What's more, this moisture can get into the house from outside through the foundation. This can be from the basement or from the ground. The most important thing to remember is to take care of the moisture before it goes into the wall and causes cracks.

4. Ceilings causes and solutions

A ceiling is a construction element that is used to divide rooms, hide the house's structure, and add a decorative effect. The main purpose of a ceiling is to provide protection against water and fire. In addition, the ceiling hides the pipes, wires, ducts, and other utilities. Therefore, if there is a crack in the ceiling, it is necessary to think about what to do with it. What to do if the ceiling of the crack? To answer this question, you need to find out why cracks appear in the ceiling and what causes them. The main reasons for cracks in the ceiling are 1. The wrong choice of material for the ceiling; 2. Instability of the structure of the building; 3. The use of defective materials. The first thing to know about ceiling cracks is that they are almost always normal. Cracks in the ceiling are caused by continual movement in the structure of the home. The house is constantly expanding during the summer as the internal temperature increases, which is called thermal expansion. During the winter, the house is also expanding and contracting, which is called thermal contraction.

5. Houses cracked after construction

If a crack appears in your newly constructed home, you may assume that the concrete has not been properly cured and that the problem will resolve itself with time. Actually, the problem is more likely to be the result of poor construction, improper use of concrete, or a defect in the concrete itself. Concrete and curing have an important relationship. In fact, poor curing of concrete can lead to structural problems like cracks, spalling, and heaving. Understanding the relationship between concrete curing and cracks is important for homeowners and builders. So you have just moved into a newly constructed house and suddenly you hear a creaking sound as you walk through the house. You can see that the walls are developing cracks, expansion joints are not expanding, floors are not settling, doors are not closing properly and there are bubbles everywhere. You don’t need to worry, this is normal. These are just cracks and they are just the normal movement of a building as it settles into its new form. The good news is that they will disappear in a few weeks or months. The bad news is that they will only disappear if there is a perfect balance between the internal and external forces acting on the building.

Conclusion: Foundation cracks are not a serious threat to habitation, but having them repaired is essential for your home's long-term integrity.
