Cracks in new construction


Cracks in new construction can come for two reasons.

1) Improper quality of work - material or execution. 

2) Not given proper time.

1) Improper construction:- Before doing construction we have to check the quality of the material also. some of the basic things that we can check in the material are. 

a) Cement:- Cement should not be six months old.

b)  Sand:- There should not be any clay or silt in the sand.

c) Metal:- should be proper conical sold shape and size, chips are avoided.

 Above are the common material problems that should be taken care of, now some precautions are taken in execution also.  In concrete proper vibration has to be done, while doing brickwork, bricks should be properly wet and one finger joint gap ( for mortar ) should be there. especially the last layer of brick and beam bottom there is no space for mortar, hence we have to keep mortar on brick and then we have to place it. and spaceless then brick thickness we have to fill concrete. even the holes felt for scaffolding has to pack with concrete mortar. 2) Not given proper time:- Now timing is the most important thing in construction. Each and every structure need sufficient time. After excavation we do p.c.c ( plain cement concrete). we have to wait for its curing period but we immediately start the footing work, which is completely wrong. We should wait for at least 48 hours so that it should gain strength. The same mistake we do with brickwork and plaster. brickwork and plaster are two different structures and both need separate shrinkage periods, brickwork takes a longer time and few shrinkage cracks are developed. therefore we have to do plaster on brickwork after the 5th or 6 the day ( till then we have to do curing ). cracks in brickwork are filled in plaster and after plaster and its curing period ( 14 days ), we can do putty work ( putty is filled in minor cracks developed in plaster ). Many times you see cracks in your new home below the slab beam, that is because you didn't give proper time for the settlement of bricks or plaster.

How to repair cracks? 

The crack should be repaired in the hot / summer season only.
